Your guide to buying a home in The Villages

Whether you are eyeing a low-maintenance villa or a spacious single-family home, here is what to expect and what to decide from your first tour to the day you get the keys. Jenna Wood, Realtor with LPT Realty, walks you through each step.

Homes for every lifestyle and budget

Villas
Compact and low maintenance, often a lower entry point. A good fit for lock-and-leave living or part-time residents.
Patio homes
A step up in space and privacy, with the easy upkeep of a smaller footprint.
Cottages
Cozy single-family homes with a small-home feel and room for a yard or lanai.
Single-family homes
The most space for guests, hobbies, and outdoor living, in a wide range of sizes, ages, and price points.

Sizes, features, and prices vary by neighborhood and condition. Jenna will match homes to how you actually live.

  1. Learn the community rules

The Villages is an age-restricted 55+ community with its own rules for who can live in a home. Confirm the current requirements early, especially if family or guests will stay long term.

  2. Choose your home type

Decide how much space, privacy, and upkeep you want, and whether you will live here year round or part of the year. That narrows the search to the right mix of villas, patio homes, cottages, or single-family homes.

  3. Pick your neighborhood

Think about what you will use most: a town square, golf, a recreation center, shopping, or medical care. Compare newer and established areas, lot sizes, and golf-cart access.

  4. Get your financing ready

Talk with a lender before you shop so you know your budget and can move fast on the right home. Use the Mortgage Guide and Mortgage Calculator to plan your payment.

  5. Tour, offer, and negotiate

Jenna previews homes with you, explains what the market is doing, and helps you write an offer that protects your interests.

  6. Inspect and close

Schedule inspections, review the paperwork, and finish the closing. Buying from out of state? Much of the process can be handled remotely.

Look past the purchase price

Your monthly cost of ownership is more than the mortgage. Ask for a full estimate that includes:

  • Amenity fees
  • Property taxes
  • Community development district (CDD) charges
  • Homeowners and wind insurance
  • Flood insurance, if the home needs it
  • Maintenance and utilities
